David Blumenfeld


David's real estate development career spans over 25 years and includes both new constructions and renovation projects for residential, retail, office, and mixed-use. His experience includes apartments, condominiums, independent senior living communities, student housing, mixed-use projects, office, and lifestyle properties. David has acquired and/or developed 4 million sq ft across all asset classes representing over $500 million in transactions and management that includes a Real Estate Equity Fund which he conceived.


Kevin Michals

Managing Partner

Kevin has over 15 years experience in investments and capital placement. Kevin has been closely involved in real estate transactions that span millions of square feet, valued at hundreds of millions, and across all asset classes. His experience ranges from fund raising to acquisitions to structuring financing (debt and equity) to tax credits, leasing and property management. Kevin graduated cum laude with a degree in Accounting from the University of Illinois - Champaign Urbana.


Bobby Fijan


Bobby has oversight of the Development team and is responsible for all functions at Cross related to approvals, design, and construction through stabilization. He has been at Cross since 2011 and has served in nearly every role in the company. Bobby has over 10 years of experience working in startup ventures. He and his wife live in Center City Philadelphia with their two children.


Ajay Raju

Partner, Chief Evangelist

Ajay is the firm's Partner and Chief Evangelist. Responsible for enhancing Cross Properties' role in the environments in which we operate, Ajay acts as a liaison among stakeholder communities and as a strategic guru shaping the firm's culture and mission.

Ajay also serves as CEO and Chairman of Philadelphia-based law firm Dilworth Paxson, manages the venture fund 215 Capital, and with his wife Pamela oversees the multifaceted philanthropic mission of the Raju Foundation. Ajay is a member of numerous civic boards including, among others, the Philadelphia Museum of Art, the Philadelphia Orchestra, the Greater Philadelphia Chamber of Commerce, the Philadelphia Fringe, and Philadelphia Works.
